What is the BRRR strategy?
BRRR stands for Buy, Refurbish, Refinance, Rent. You purchase a property below market value, renovate to increase value, refinance to release your initial investment, then rent for ongoing income. Done well, you can pull out most or all of your capital to reinvest.
How much can I refinance after BRRR?
Most lenders offer 75% LTV on refinance. If your property is worth 200,000 after refurbishment, you could refinance up to 150,000. Our calculator shows exactly how much equity you can release based on your numbers.
What is infinite ROI in BRRR?
Infinite ROI occurs when you refinance and pull out 100% (or more) of your initial investment, leaving no cash in the deal while still owning a cash-flowing asset. Our calculator shows if your deal can achieve this.
What discount do I need for BRRR to work?
Typically you need to purchase at 20-30% below the After Repair Value (ARV). This creates enough equity to refinance out your investment. Our calculator helps you work backwards from your target ARV.
