3+ bed houses outside Article 4 restrictions, near universities and NHS hospitals, with empirical HMO demand scores. We model the conversion cost (FD30 doors, fire safety, partition, licensing) and net HMO yield so you can size the deal before viewing. MEES retrofit is built into the projection — we won't suggest a deal that needs more cap-ex than it returns.
An HMO (House in Multiple Occupation) lets 3+ tenants who don't form a single household, sharing facilities. Converting a 3-bed terrace to a 5-room HMO can lift gross yield from ~5% to 13%+. The economics work when (a) the property is a house, not a flat, (b) the postcode has real HMO demand from students, NHS workers, or young professionals, and (c) the council isn't operating an Article 4 direction blocking C3 to C4 use changes. We surface those filters automatically across our 2.1M+ UK property dataset so you don't spend weekends checking planning.data.gov.uk by hand. The model factors in the realistic cost stack: ~£4,500 fixed costs (planning fees, HMO licence, fire risk assessment), plus ~£10-15k per added room (FD30 doors, emergency lighting, smoke detection, partition + insulation, occasional bathroom additions at 1 per 3 tenants).
Mandatory licensing applies to 5+ tenant HMOs nationwide. Additional + selective licensing layers vary by council. We surface the exact scheme set for every property so you know the licence fee + 8-12 week processing time upfront.
Our HMO demand score (0-100) blends university proximity, NHS hospital proximity, professional rental yield ratios, transport access, and existing HMO density. 14 of the 15 top UK HMO postcodes are within 2 miles of a university - we hard-wire that signal.
We show the full conversion cost stack and project payback months over a vanilla BTL baseline. Properties with insufficient yield uplift (<1.2x BTL) are excluded so you spend time on deals that pay for themselves.
Three layers: (1) Mandatory licensing — nationwide, applies to any HMO with 5+ tenants forming 2+ households. (2) Additional licensing — council-specific scheme covering smaller HMOs (3-4 tenants); 84 UK councils run one. (3) Selective licensing — council-specific scheme covering ANY private rented property in a designated area; 5 councils run one. Our analysis surfaces which schemes apply to the property's local authority so you know the licence fee + 8-12 week application timeline upfront. Mandatory alone is informational; additional/selective add real cost and process.
It depends. In England, converting C3 (dwellinghouse) to C4 (small HMO, 3-6 tenants) is permitted development by default - no planning permission needed. BUT 87+ UK councils have issued Article 4 directions removing that permitted development right for specific areas. Going to 7+ tenant 'sui generis' HMO always needs full planning permission anywhere in the UK. Our evaluator excludes properties in Article 4 areas that restrict HMO conversion, and warns when a property is in a conservation area where visible external changes will likely need planning consent regardless.
Two cost layers: Fixed (~£4,500): planning fees if Article 4 applies (~£500-£1,000), HMO licence (~£500-£1,500), fire risk assessment (~£300-£500), miscellaneous regs sign-off. Per-room (~£10-15k each NEW room added): FD30 fire doors (£800), emergency lighting (£250), smoke + heat detection (£350), insulation + partition (£1,200), plus bathroom additions if your tenant count exceeds 1 bathroom per 3 (£6,500 each). So converting a 3-bed semi to a 5-room HMO typically costs £25-40k all-in, which our cost model breaks down line-by-line so you can adjust the sliders.
Strong HMO areas — university towns like Sheffield, Leeds-Headingley, Coventry, Preston, Belfast Centre, Newcastle, Salford — routinely deliver 12-18% gross yields on the post-conversion rent. After our default 25% management/voids/repairs allowance, that's 9-13.5% net. Compared with the UK BTL average of ~5% gross, the uplift is typically 1.8-2.7x. Our GOLD tier requires net HMO yield of at least 1.8x the BTL baseline + a demand score of 70+. SILVER drops to 1.4x + 50 demand. BRONZE is 1.2x. Anything below 1.2x we exclude.
