PropertyData alternative: when a research engine is not enough
Declaration of interest
We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about PropertyData below comes from their own public pages, checked 9 September 2026. Everything evaluative is labelled as our view.
PropertyData is the research layer most UK sourcers build on, and at £14 per month excluding VAT it is hard to argue with as a purchase. People look for an alternative for one of two reasons: the credit metering starts biting, or they realise that answering questions about an area they already chose is not the same as being told which properties to look at. This page covers both.

What PropertyData does well
- The deepest area-research dataset in the UK independent market — planning, Article 4, HMO licensing, demand and yield in one place.
- Genuinely cheap entry at £14 per month excluding VAT, which makes it easy to run alongside another tool.
- A 14-day free trial, longer than most of the sector.
- Well-regarded API and postcode-level data that other products build on top of.
Where it may not fit (our view)
- Credit-metered on every tier below Unlimited, so heavy research months get expensive or throttled.
- It is a research engine rather than a deal finder — it answers questions about an area you already chose, rather than surfacing which properties to look at.
- No ranked, strategy-aware shortlist: you still do the deciding, which is the slow part of sourcing.

Verdict (our view)
PropertyData is very good at what it does and priced fairly for it. We are not going to pretend a £59 product replaces a £14 one on cost.
Our view is that they answer a different question. PropertyData tells you whether an area works. It does not tell you which of the 400 live listings in that area is worth an afternoon. If your bottleneck is the second question, another research tool will not fix it.
The honest recommendation for most people is not to switch but to add — keep PropertyData for area work, and test whether a ranked shortlist changes how many viewings you actually book.
Frequently asked questions
Is there a cheaper alternative to PropertyData?
Not really, and we would not claim otherwise. At £14 per month excluding VAT on Basic, PropertyData is among the cheapest credible tools in the UK market. Property Market Intel starts at £24. If price is your only constraint, PropertyData wins.
What does PropertyData not do?
Our reading of their published product is that it does not rank deals for you. It is exceptional at telling you about an area or a postcode; it does not hand you a shortlist of live listings ordered by how well they fit your strategy. That is the gap people are usually trying to close.
What are PropertyData credits and do they run out?
Every tier below Unlimited is credit-metered: 20 per month on Basic, 50 on Standard, 80 on Pro. Unlimited at £60 removes the cap. A heavy research month on Basic will exhaust 20 credits quickly.
Should I use PropertyData and Prop AI Deals together?
It is a sensible stack. Their area research is deeper than ours on planning and Article 4 detail; our shortlisting and deal analysis is what they do not do. £14 plus £59 is a defensible combined spend.
Judge it on a real deal
