Buy-to-Let properties across the UK

BTL is back on, if you know where to look
Section 24, EPC rules, and 5%+ mortgage rates killed the old BTL playbook. But BTL still works in the North, Scotland, and in specific Midlands postcodes where yields cover a 5.5% stress test with room to spare. We score every UK listing for gross yield, net cashflow after mortgage and expenses, and Section 24 tax drag, then rank them. If the numbers stack, we show you. If they do not, we do not waste your time.

Frequently asked questions
What gross yield should I target for BTL in 2026?
With mortgage rates at 5-6% and Section 24, you need at least 8% gross yield for net cashflow on a limited-company BTL. 10%+ is where deals start to make real sense. Below 6% gross yield you are effectively paying the tenant to live there.
How do you calculate yield?
Gross yield = annual rent / asking price. We use actual Zoopla rental comparables from the same postcode and property type, not area averages. If we cannot find local comparables, we say so instead of faking a number.
Does Section 24 affect all BTL investors?
Section 24 only applies to individuals owning BTL in personal names. Limited company BTLs (SPVs) are taxed on profits, so mortgage interest is fully deductible. Over 70% of new BTL purchases now go through Ltd structures for this reason.
What about EPC regulations?
From 2028, all new tenancies must be EPC C or above. From 2030, all existing tenancies. We flag every listing's current EPC and show the cost to upgrade so you can factor this into your deal maths.
