Property Filter vs Prop AI Deals: an honest head-to-head
Declaration of interest
We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about Property Filter below comes from their own public pages or their public Trustpilot profile, checked 9 September 2026. Everything evaluative is labelled as our view.
We build one of the two products on this page, so treat the verdict accordingly. What follows is a straight comparison of what each product costs, what each one is built to do, and the three or four decisions that actually separate them. Where Property Filter is stronger, we say so — there are two clear cases below where we would tell you to stay with them.

What Property Filter does well
- A genuinely active community — 42 Trustpilot reviews in the last 12 months against a 4.9 score is unusually strong engagement for the sector.
- Direct-to-vendor letter campaigns are built in, so off-market outreach does not need a second tool.
- Weekly live calls and structured training, which suits investors who want accountability alongside software.
- Transparent published pricing with a clear per-tier limit table — rarer in this market than it should be.
Where it may not fit (our view)
- The entry tier caps you at 10 postcode searches and 20 saved properties, which is tight if you source across several regions.
- Pricing starts at £100 per month excluding VAT, so the real entry cost is £120 per month — above most data-first tools.
- The proposition is weighted towards community and training. If you already know your strategy and only want the analysis, you are paying for the parts you will not use.

Verdict (our view)
These products barely compete on the same axis. Property Filter is an outreach-and-community membership that includes search. Prop AI Deals is an analysis engine that includes search. Both are sold to the same person, which is why they get compared.
Our view: if you have 40 properties and no idea which three to view, we are the better buy, and £59 against £120 makes it an easy test. If you have three properties and no idea how to reach the vendor, they are the better buy and we would not pretend otherwise.
The genuine reasons to pick them over us are the direct-to-vendor campaigns and the weekly calls. Both are real, both are absent from our product, and neither is something we are about to build.
Frequently asked questions
Which is cheaper, Property Filter or Prop AI Deals?
Prop AI Deals at £59 per month all in. Property Filter’s entry Explorer tier is £100 excluding VAT, or £120 with VAT at 20% — roughly double.
When should I choose Property Filter over Prop AI Deals?
Two cases. First, if you want direct-to-vendor letter campaigns built into the same subscription — we do not offer those. Second, if you want weekly live calls and community accountability, which is the core of their proposition and not of ours.
When should I choose Prop AI Deals over Property Filter?
If your bottleneck is deciding which properties are worth your time rather than finding them. Plain-English search, strategy-ranked results, cited comparables, auction legal-pack analysis and photo-based refurb estimates are ours; none appear on their published feature list.
Can I use both?
Plenty do, and at £59 plus £120 it is not an unreasonable stack if outreach and analysis are both bottlenecks. Their 8-day trial and our 7-day trial overlap, so you can test the combination before committing.
Judge it on a real deal
The honest test is not a feature table, it is a property you are actually considering. Run one through PAID and see whether the verdict matches your own. £59 per month, 7-day free trial.
